Before we dive into whether a buyer’s agent is worth it, let’s first talk about what is a buyer’s agent.
A buyer’s agent is a fully licenced real estate professional who represents the buyer in the process of purchase of a property, either at auction or in negotiation on a fixed sale price. The upside of using a buyer’s agent is that we work for You the buyer not the seller. This means we are negotiating the sale price down for you, whereas a traditional real estate agent is working for the seller trying to push the price up.

Are buyer’s agents worth it?
A buyer’s agent is most definitely worth it depending on your specific requirements, and circumstances. You may ask yourself some questions to help you decide if a buyer’s agent is for you.
- Do you have the experience to know what’s good value and not?
- Are you familiar with the market you are wanting to buy into?
- Do you have the time to do inspections?
- Do you have access to off-market properties, deceased estate listings, repossessions, etc for the best deals?
- Do you have the negotiation skills to get the best deal?
- Are you able to stay calm and unemotional and deal with the pressure a sales agent would put on you and still remain able to make a clear decision?
- Do you have all the market knowledge to know you are not paying too much?

Keep in mind a buyer’s agent is legally required to act in your best interest. Very often we are able to secure the purchase at a lower price than the listed price including our fee, which is better than paying the retail price from a regular real estate agent.
