What are some of the common questions that are asked about buyers agents?

What is a buyers agent?

We all know what a Real Estate agent is and what they do which is work for the seller of the property to sell the house. A buyer’s agent is working you YOU, the buyer of the property, assisting you to buy the home.  

What we specifically do, is hunt for the property you want based on the criteria we discovered in the discovery call. If the property turns out to be the right one for you, we go into negotiation on your behalf to get the best deal for you.

The concept is quite straightforward. The Real estate agent gives advice, negotiates, and supports the seller/homeowner to sell the property and get the best deal/price. So Instead of talking to the Real estate agent OR the homeowner yourself, we support you the buyer in finding the property, support you with market and property advice and info, and negotiate with the real estate agent or homeowner on your behalf for the best terms and deal.

How much does a buyer’s agent cost?

Typically a buyer’s agent will charge the same as a real estate agent which would be around 2% of the buying or contract price. Our aim is to save you more than the fee that is charged and offer a much more personalised experience.

Why use a buyer’s agent?

There are many reasons to use a buyer’s agent. The best reason is our professional experience and the fact that we do this for a living. This means that we have the time to do the hard yards that you don’t because you have your own profession to take care of. We can access off-market property, repossessions, government sales that most cannot. If you are living in another city but require someone to go to auction for you, we can do that as well. 

What’s the difference between a buyer’s agent and a real estate agent?

We all know what a real estate agent is and what they do which is work for the seller of the property to sell the house. A buyer’s agent is working you YOU the buyer of the property, assisting you to buy the home.

How does a buyers agent fee structure work?

Typically a buyer’s agent will take an upfront fee to engage us in pursuit for the property you desire. The upfront fee is usually around $3000 which is included in the overall fee which is 2% of the purchase price of the property but just paid in advance.

If we find a home ourselves after engaging a buyer's agent do we still owe the rest of the 2%?

No, you don’t. However, the initial $3000 engagement fee is not usually refunded. This can also depend on the agent and how much work has been done in the background. Another consideration is how much time has lapsed.
